Pradhan mantri Awas Yojana is a housing scheme launched by the Indian Government on 25th June 2015 whose main objective is to provide housing for all people in areas by the year 2022. This scheme is for the benefit of economically weaker sections, lower-income group urban and rural people. It aims to construct 20 million houses by the end of the financial year 2021-22.
This scheme has two major components.
1. Pradhan Mantri Awas Yojana Urban (PMAY-U.)
2. Pradhan Mantri Awas Yojana Gramin (PMAY-G.)
Under PMAY-G, the primary objective remains to construct brick and mortar houses for homeless individuals and those living under poor living conditions. On the other hand, PMAY-U’s objective is to provide affordable housing to those belonging to the economically weaker section, which it aims to achieve by following the action points given below:-
  • 1. Rehabilitating slum dwellers, with private funding support
  • 2. Offering credit linked subsidy schemes to encourage individuals to avail of affordable housing.
  • 3. Construction and enhancement of affordable residential properties for eligible individuals.
  • 4. Provision of affordable housing through a joint venture between the public and private sectors.

Four Components of PMAY Scheme

  • 2. Credit Linked Subsidy Scheme (CLSS): Here, the government provides an interest subsidy of up to 6.50% on home loans offered via multiple banks and financial institutions, reducing the interest outgo and overall cost of the loan for first-time homeowners.
  • 3. Affordable Housing in partnership: State governments in partnership with public or private developers will construct affordable housing for all beneficiaries, but with the focus on economically weaker sections of the society.
  • 4. Enhancement and construction of beneficiary-led houses: Eligible candidates that are exempt from the above-mentioned components will be granted a financial assistance of Rs.1.5 lakh from the central government to either rebuilt their existing house or construct a new one.
